PRECONSTRUCTION MODULE — PROJECT SCHEDULE

Preconstruction schedule. Built in minutes, not a week.

Folio generates your baseline preconstruction schedule from scope and contract dates — milestones, durations, and critical path included — so your team starts aligned, not behind.

What is a preconstruction schedule?

A preconstruction schedule is a project timeline that covers the activities required before construction begins — including design completion, permitting, contract execution, procurement of long-lead items, subcontractor selection, and mobilization. It defines key milestones, durations, sequencing dependencies, and the critical path that must be maintained to achieve the target construction start date. Folio automates preconstruction schedule generation by reading the project scope, contract dates, and your firm's historical duration data to produce a baseline schedule without manual input.

THE OLD WAY

Building a schedule manually is the bottleneck nobody talks about.

Project gets awarded. The first thing the PM needs is a preconstruction schedule. They open P6 or MS Project, start with a template from a past project, adjust the dates, update the milestones, build the logic — and a week later, they have a schedule that's already slightly wrong because the contract date changed twice during that week.

Then the schedule gets published and largely ignored. It's not connected to the live project data. Updates require someone to manually revise it. By month two, the schedule is a document from the kickoff meeting, not a tool anyone is using.

A schedule that isn't maintained is just an artifact. Folio builds a schedule that's designed to stay current.

WHAT FOLIO DOES

Three capabilities. One workflow.

AI-Generated Schedule from Scope and Contract

Folio reads the contract, scope of work, and project type and generates a baseline preconstruction schedule with milestones, durations, and sequencing logic — benchmarked against your firm's historical preconstruction timelines for similar project types.

Why it matters: The first week after award should be spent executing, not building a schedule. Folio produces the baseline so the team can start managing immediately.

Milestone Tracking with Early-Warning Alerts

Once the schedule is established, Folio monitors milestone status and flags activities that are at risk of slipping — before they impact the critical path. Alerts go to the right people automatically.

Why it matters: Preconstruction delays compound. A permit that slips two weeks pushes procurement, which pushes subcontractor mobilization, which pushes the construction start. Folio catches the first slip before it becomes a chain reaction.

Export-Ready for Owner Presentations and Subcontractor Coordination

Folio's schedule output is formatted for client presentations, owner reporting, and subcontractor coordination meetings — clean, readable, and tied to the live project data, not a snapshot from three weeks ago.

Why it matters: Owners and subs make decisions based on the schedule. A schedule that's current and clearly presented builds confidence. A stale one erodes it.

WHO THIS IS FOR

Built for the people who do this work.

The Project Manager

Owns schedule delivery and milestone performance. Needs a baseline that's right from day one and a tracking tool that surfaces problems early enough to fix them. Folio is the schedule tool that doesn't require a scheduler to maintain it.

The Precon Manager

Coordinating preconstruction activities across multiple concurrent projects. Needs consistent schedule formats, milestone visibility, and early warning when something is slipping. Folio standardizes the process across the portfolio.

The VP of Preconstruction

Making capacity and resource decisions based on how preconstruction timelines are progressing across active projects. Needs a real-time view — not a status update email. Folio makes that view available without a weekly meeting.

Stop building your preconstruction schedule from a blank template.

The first week after award is the most important one. Folio gives your team a schedule before the kickoff meeting — so you start executing, not planning to plan.
