BID MODULE — BID LEVELING

Every sub bid. Normalized. In minutes.

Most GC estimating teams spend 6–12 hours leveling a single trade package. Folio does it before your next meeting.

What is bid leveling in construction?

Bid leveling is the process of normalizing subcontractor bids so they can be compared on equal terms — accounting for scope gaps, inclusions, exclusions, unit prices, and qualifications before a trade package is awarded. Folio automates this process using AI, extracting structured data from PDF bids and surfacing discrepancies automatically, so estimators spend time making decisions instead of building spreadsheets.

THE OLD WAY

Bid leveling shouldn't live in a spreadsheet.

You get eight PDF bids for mechanical. Each one is structured differently. One sub includes commissioning. Another doesn't. One prices by system, another by floor. You open a blank Excel tab and start copying.

Six hours later, you have a leveling sheet. It's probably right. You hope it's right. One wrong assumption on scope and you're eating the delta.

This isn't an estimating problem. It's a data problem. Subcontractor bids are unstructured. Making them comparable requires reading, interpreting, and manually reconciling every line — and that's before you pick up the phone to clarify gaps.

Folio solves the data problem.

WHAT FOLIO DOES

Three capabilities. One workflow.

Automated Bid Extraction

Upload subcontractor bids in any format — PDF, Excel, or email attachment. Folio reads every line item, unit price, qualification, and exclusion. No manual data entry.

Why it matters: The average trade package has 8–12 bidders. Extracting data manually is where the hours go. Folio eliminates this entirely.

AI Scope Normalization

Folio identifies scope gaps, missing line items, and conflicting assumptions across bids — and flags them before you make an award decision.

Why it matters: The most expensive mistakes in bid leveling aren't math errors. They're scope gaps you missed. Folio surfaces every one.

Apples-to-Apples Comparison with Risk Scoring

Side-by-side view of all bids, normalized to a common scope baseline. Each bidder gets a risk score based on completeness, exclusions, and deviation from market rate.

Why it matters: The lowest number isn't always the right award. Folio shows you the true cost of each bid, including what each sub left out.

WHO THIS IS FOR

Built for the people who do this work.

The Senior Estimator

Running 4–6 active bids at once. Needs leveling done fast and right — without delegating to someone who might miss something. Folio is the second set of eyes that never sleeps.

The Precon Manager

Responsible for award recommendations to ownership. Needs a defensible, auditable comparison — not a spreadsheet that only one person understands. Folio produces a clean bid tab, every time.

The Principal or VP of Preconstruction

Making award decisions under time pressure. Needs confidence in the numbers. Folio's risk scoring makes the recommendation clear, not just the math.

FAQ

Common questions

Stop leveling bids by hand.

Your estimating team is spending too many hours on a process that shouldn't be manual. Folio gives them that time back — and makes the comparison more accurate than anything a spreadsheet can produce.
